Terms & Conditions

1.1 All bookings made through the Site are subject to availability and confirmation.

1.2 Full payment is required at the time of booking via our secure payment processor, Stripe. We do not store your card details.

1.3 A confirmation email will be sent once payment is successfully processed. This confirmation, together with these Terms, forms the booking agreement between you (“the Guest”) and Cozy Rentals.

1.4 Rates are current at the time of booking and may vary seasonally. The rate confirmed at the time of your booking is the rate that applies to your stay.

1.5 A flat cleaning fee of $120 applies to every booking, regardless of the length of stay, and is included in the total price shown at checkout.

1.6 Additional guests beyond the base occupancy (2 guests) incur an extra charge of $20 per person, per night, up to the maximum occupancy stated for each Property.

2.1 Full refund: Cancellations made at least 5 days before the scheduled check-in date will receive a full refund of amounts paid.

2.2 Partial refund (50%): Cancellations made after the 5-day cutoff but before check-in time (3:00pm) on the day of arrival will receive a 50% refund of all nights except the first night. The first night and any service/booking fees are non-refundable.

2.3 No refund: No refund will be provided for cancellations made after check-in time on the day of arrival, or for early departures / no-shows.

2.4 Cozy Rentals reserves the right to cancel a booking in exceptional circumstances (e.g. property damage, safety issues, double-booking error) and will provide a full refund in such cases.

3.1 Check-in: after 3:00pm

3.2 Check-out: before 10:00am

3.3 Self check-in is provided via a secure key safe. Access details will be sent prior to arrival.

3.4 Early check-in or late check-out may be available on request, subject to availability, and may incur an additional fee.

By booking, the Guest agrees to:

• A maximum occupancy as stated on the relevant Property page (6 guests)
• No parties or events
• No smoking inside either Property
• Outside pets only, at both Properties (assistance animals always welcome)
• Take all rubbish with you or dispose of it appropriately before departure
• Treat the Property and its contents with reasonable care, as you would your own home

Breach of house rules may result in the Guest being asked to vacate the Property without refund, and/or additional charges for damage or excessive cleaning.

5.1 The Guest is responsible for the Property, its furnishings, and contents for the duration of their stay.

5.2 Any loss, breakage, or damage beyond fair wear and tear must be reported to Cozy Rentals as soon as possible and may be charged to the Guest.

5.3 Cozy Rentals reserves the right to charge the Guest’s payment method on file for costs of damage, excessive cleaning, or missing items identified after checkout, with prior notice and an itemised explanation provided to the Guest.

6.1 To the maximum extent permitted by law, Cozy Rentals is not liable for any injury, loss, or damage to persons or property arising from a Guest’s stay, except where caused by our negligence.

6.2 Guests are encouraged to arrange their own travel insurance to cover cancellations, illness, or unforeseen circumstances.

6.3 Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy under the Australian Consumer Law that cannot lawfully be excluded.

Cozy Rentals reserves the right to refuse or terminate a booking, without refund, where a Guest’s conduct is illegal, unsafe, or causes a nuisance to neighbours or damage to the Property.

Neither party will be liable for failure to perform obligations under these Terms where such failure results from circumstances beyond reasonable control (e.g. natural disaster, government restrictions). In such cases, Cozy Rentals will work with the Guest in good faith to reschedule or provide an appropriate refund.

These Terms are governed by the laws of South Australia, Australia, and the parties submit to the exclusive jurisdiction of the courts of South Australia.
